FAQs on Building Safety and Coastal Subsidence:

  1. What is the inspection process for high-rise development in Sunny Isles Beach?
    All buildings in our city are inspected during the construction process and receive certificates of occupancy in compliance with the Florida Building Code which is consistently ranked as one of the strongest in the country. 

    The new state law, section 553.899 for “Milestone Inspection”, which went into effect on May 26, 2022, created new requirements for milestone inspections of condominium and cooperative association buildings that are three stories and taller. Once such building or structure has reached a Building Age of 30 years, or 25 years if located less than 3 miles from coast, and every 10 years thereafter. All other buildings, except single-family residences, duplexes, and minor structures are required to undergo recertification in the manner described in Miami Dade ordinance Sec. 8-11.These inspections are performed by design professionals and certifying each building is structurally and electrically safe for the specified use for continued occupancy.

    The Florida Building Code is a set of regulations that governs the design, construction, and alterations of buildings in Florida, ensuring their safety and stability. It is widely recognized as one of the strictest building codes in the United States, particularly in addressing hurricane resistance and coastal construction.

    Many developers in our city work with world-class engineers, often exceeding safety standards, to help ensure the structural integrity of their buildings.

    4. Is subsidence normal?
    Yes. Subsidence is a general term for downward vertical movement of the Earth's surface, which can be caused by both natural processes and human activities. Subsidence in buildings is better known as settlement.This settlement is anticipated and accounted for in the geotechnical and structural design phase of construction.

    Coastal areas often have softer or sandy soils, which can compress over time. Engineers address this by designing deep foundations, using pilings, or improving ground stability before construction.
